This policy explains what Aiappraisal, LLC ("we", "us") collects when you use AiAppraisal, why we collect it, and what control you have over it. The short version: we collect what we need to produce your report and run the business, we don't sell it, and you can ask us to delete it.

1. Information you give us

Account information — your name and email address, and a securely hashed version of your password. We never store your password itself.
Property information — the address and characteristics of properties you request valuations for, plus any notes you write about them.
Photographs — the images you upload of a property. These may contain metadata such as capture time and, if your device records it, location.
Correspondence — messages you send us through the contact form or by email.

2. Information collected automatically

Usage and log data — pages requested, timestamps, referring page, browser user agent, and a truncated form of your IP address, used to keep the service secure and to understand which pages are useful.
Essential cookies — a session cookie that keeps you logged in and a security token that protects forms against cross-site request forgery. These are required for the site to function. We do not use advertising cookies or third-party tracking cookies.

3. Payment information

Card payments are processed by Stripe. Your full card number, expiry date, and security code are transmitted directly to Stripe and are never received or stored by us. We retain a payment reference, the amount, and the status of the transaction so that we can match payments to orders and issue refunds. Stripe's handling of your data is governed by Stripe's privacy policy.

4. How we use your information

To produce, deliver, and store the valuation reports you order.
To create and administer your account and authenticate you.
To take payment and issue refunds.
To send transactional email — email verification, password resets, and notification that a report is ready.
To respond to your questions and support requests.
To keep the service secure, prevent fraud and abuse, and diagnose faults.
To improve the accuracy of our valuation methodology.
To comply with our legal obligations.

5. What we do not do

We do not sell your personal information.
We do not share your property photographs or reports with other users, with data brokers, or publicly.
We do not disclose that you requested a valuation on a particular property to the property's owner, occupant, or anyone else.
We do not send marketing email you did not ask for.

6. Service providers we share data with

We use a small number of processors to run the service. Each receives only what it needs:

Railway — application and database hosting.
Cloudflare — content delivery, DNS, and protection against attacks.
Cloudflare R2 — encrypted storage for your uploaded photographs and generated reports.
Stripe — payment processing.
SendGrid — delivery of transactional email.
ATTOM Data Solutions — property records and comparable sales. We send property addresses to obtain data; we do not send your identity.
Anthropic and Google — AI analysis of property photographs and market data. Images and property details are processed to produce your report and are not used by us to train public models.

We may also disclose information where required by law, to enforce our terms, to protect our rights or someone's safety, or in connection with a merger or sale of the business (in which case we will say so).

7. Retention

We keep account information for as long as your account is open. Reports, property data, and photographs are retained so that you can access past reports and so that we can honour refund and support requests. Payment and transaction records are kept as long as required for tax and accounting purposes. Log data is kept for a limited period for security and diagnostics. When you ask us to delete your account, we delete your personal information, photographs, and reports, except where we are legally required to keep certain records.

8. Security

Traffic is encrypted in transit with TLS. Passwords are hashed with bcrypt. Uploaded photographs and reports are stored in access-controlled object storage and served through expiring signed links rather than public URLs. Access to production systems is restricted. No system is perfectly secure, and we cannot guarantee absolute security.

9. Your rights

Depending on where you live, you may have the right to:

Access the personal information we hold about you.
Correct information that is inaccurate.
Delete your account and personal information.
Obtain a copy of your data in a portable form.
Object to or restrict certain processing.
Not be discriminated against for exercising these rights.

California residents have these rights under the CCPA/CPRA, including the right to know what is collected and the right to opt out of the "sale" or "sharing" of personal information — we do neither. Residents of the EEA and UK have the corresponding rights under the GDPR; our lawful bases are performance of our contract with you, our legitimate interests in operating and securing the service, and compliance with legal obligations.

10. Children

The service is not directed to anyone under 18, and we do not knowingly collect information from children. If you believe a child has provided us information, contact us and we will delete it.

11. International transfers

We operate in the United States, and information we collect is processed there. If you access the service from elsewhere, you understand that your information will be transferred to and processed in the United States.

12. Changes to this policy

We may update this policy. Material changes will be reflected in the "last updated" date above and, where appropriate, notified to you by email.
