The gap we're filling

If you want to know what a property is worth, you have had two real options. Free online estimates, which are statistical guesses made without ever seeing the property and without showing you any reasoning. Or a licensed appraisal, which is rigorous and defensible and costs several hundred dollars and takes weeks.

Most of the time, neither one fits. You're deciding whether to sell. You're screening an investment. You're settling an estate with a sibling. You need a number you can actually defend, and you need it this week, and the stakes don't justify $600 and a three-week wait.

That's the gap. A real valuation workup — comparable sales, adjustments, condition, a supported range — for one flat fee, within hours.

What we believe

Show your work, or it isn't a valuation

A number without reasoning is an opinion. Every AiAppraisal report shows you which comparable sales were used, what each was adjusted for, how much, and why. If you disagree with the conclusion, you can find the exact line where our view and yours diverge. That's the whole point.

Local markets need local rates

A great deal of automated valuation goes wrong by applying national rules of thumb to specific places. An extra bathroom, a garage bay, a year of age — these are worth wildly different amounts in different markets. We derive the adjustment rates from sales in your market rather than importing them from somewhere else.

Condition is the thing the robots can't see

The biggest weakness of every free online estimate is that it has no idea whether your kitchen was redone last year or last century. Photos are how we close that gap, and it's usually the largest single adjustment in the report.

Uncertainty should be visible, not hidden

When the comparable sales are thin or required heavy adjustment, the honest answer is a wider range and a lower confidence level. It is always tempting to report a tidy number instead. We don't, because a confident wrong number is worse than an honest uncertain one.

Be clear about what we are not

We are not a licensed appraisal firm, and our reports are not USPAP-compliant appraisals. We say so on the homepage, in the FAQ, in the footer, and inside every report. If you need a licensed appraiser, we would rather tell you that than take your money.
