What exactly am I buying?

A complete residential property valuation report, delivered as a PDF within hours. It contains a value conclusion with a supported range, the comparable sales it's built on, a line-by-line adjustment grid, a condition assessment from your photos, a comps map, and market context.

How long does it take?

Within hours of you submitting your photos and property details — usually much less. We email you when it's ready.

What do I need to provide?

The property address, basic facts (beds, baths, square footage, year built), photos of the property, and any context that public records won't show — recent renovations, known problems, additions. About ten minutes of work.

Do you need to visit the property?

No. That's the trade: no visit means no scheduling delay and a fraction of the cost, but also that we're relying on your photos and public records rather than an inspector's own eyes.

What types of property can you value?

Single-family homes, condos and townhouses, and 2–4 unit residential properties across the United States. We don't value raw land, commercial property, or apartment buildings over four units.

Accuracy and credibility

How accurate is it?

It depends heavily on your market. In areas with plenty of recent, genuinely similar sales, the sales comparison approach is well-supported and the range we give will be tight. In thin, rural, or unusual markets it's looser — and the report will say so through a wider range and a lower confidence level rather than hiding it.

We'd rather hand you an honest wide range than a precise-looking number we don't believe.

Will a mortgage lender accept this?

No. Lenders require a USPAP-compliant appraisal performed by a state-licensed appraiser, and this isn't that. If you're financing a purchase, your lender will order their own appraisal regardless of what you bring them.

Can I use it in court, for a divorce, or for an estate?

It can be useful for informing those conversations and for getting everyone looking at the same comps. But it is not a court-admissible appraisal, and if a judge, opposing counsel, or a tax authority requires a licensed appraiser's opinion, you'll need one. Ask your attorney what standard applies to your situation before relying on it.

How is this different from Zillow's Zestimate or Redfin's estimate?

Those are free statistical models applied to public records at scale. They've never seen the inside of your house, they don't know you renovated, and they don't show you their work.

We assess condition from photos of your actual property, derive adjustment rates from your local market, and show you every comparable and every adjustment that produced the number. You can disagree with our reasoning, because you can see it.

What if I think the value is wrong?

Read the adjustment grid first — it will usually show you exactly where our view differs from yours, and often it's a fact about the property we had wrong. If something in the subject summary is incorrect, contact us and we'll rerun it.

Photos

What photos should I take?

Front and rear exterior, kitchen, every bathroom, main living areas, and anything notable in either direction — a new roof, a finished basement, water damage. Phone photos are fine.

What if I skip a room?

Unphotographed areas are assumed to be in average condition for the property's age. If your bathrooms are beautifully renovated and you don't photograph them, you don't get credit for them.

Can I value a property I don't own?

You can order a report on any property you can supply photos for — investors do this on listings all the time. Don't trespass to get them, and don't use photos you don't have the right to use.

Payment and refunds

How do I pay?

By card, processed by Stripe. We never see or store your card details.

Is it a subscription?

No. One flat fee per report, charged once.

Can I get a refund?

Yes — in full, if we can't produce a credible valuation for your property, or if the report doesn't arrive. See the refund policy for the specifics.

Your data

What happens to my photos?

They're stored securely and used to produce your report. We don't sell them, and we don't publish them. See the privacy policy.

Will you tell anyone I valued this property?

No. Your reports are visible to you in your account and to nobody else.

Can I delete my account and data?

Yes. Ask us and we'll delete your account, your uploaded photos, and your reports.
